US Housing Supply Surplus Widens as High Mortgage Rates Depress Demand

The gap between sellers and buyers in the United States housing market reached a record 57.9% in August, according to data from real estate brokerage Redfin. Active seller listings increased by 3.9% over the month to 1.53 million—the highest count since early 2020—while the number of active buyers rose by only 0.1% to roughly 972,300.
Regional disparities widened across the country during the period. Sun Belt metropolitan areas recorded heavy seller surpluses, with Nashville, Miami, and Houston reporting 139%, 138%, and 131% more sellers than buyers, respectively. In contrast, San Francisco remained one of five seller's markets, supported by constrained supply and capital inflows linked to the artificial intelligence sector. Price growth mirrored this divide, rising 5.5% year over year in seller's markets compared to 1.6% in buyer's markets.
The widening disparity coincides with an average 30-year fixed mortgage rate of 6.76%, which has dampened homebuyer participation.
